Screen Deep Clean
Your standard cleaning already includes a courtesy wipe-down of your screens at no extra cost. For the times your screens need the extra attention and detail LA Elite is known for, the Screen Deep Clean goes further — full screen wash and detail that removes pollen, dust, salt residue, and embedded debris a quick wipe-down can't touch. Restores natural airflow and visibility through the mesh.
Damaged screens? If our crew inspects yours and finds the mesh torn or frame corners cracked, bent, or dried out, we'll advise on screen replacement and repair — most jobs returned within 48 hours (some exceptions apply).

Window Track Steam Cleaning
A two-step process. First, the tracks and ledges are wiped down with a wet rag to lift the bulk of the visible debris — dust, dead bugs, leaves, sediment. Then the tracks are carefully detailed with our top-of-the-line Dupray Neat Plus commercial steam cleaner — high-temperature dry steam reaches into every corner, joint, and weep hole the rag couldn't touch.
Zero chemicals. Unmatched results. Just heat and water — safer for frame finishes, kids, and pets. The steam sanitizes as it cleans.

Spider Deterrent Treatment
All-natural, plant-derived formula — peppermint, castile soap, organic essential oils — applied to eaves, screens, and frames. Spiders naturally avoid the area and find somewhere else to settle. Not a substitute for pest control, but a strong companion treatment.

Hydrophobic Coating
The everyday-workhorse glass protection. Suitable for nearly any type of window glass — but we don't apply it to every window, and we'll tell you which ones it actually helps. The cost-savings only work when you protect the right panes.
Most useful on panes at higher risk from: sun and weather exposure, proximity to plant life and sprinklers, ocean wind and salt spray, frequent landscaper or pool-deck activity, or simply the daily wear of a back door used every day.
Prerequisite: applied to clean, undamaged glass. If panes show hard-water staining, the Hard Water Stain Removal pass is required first (see below). Pricing reflects coating only.
The premium tier — for the panes that take the hardest hits. A denser, molecular-bonded ceramic layer resists physical contact (fingerprints, paw smudges, hands-full back-door moments) instead of letting them etch into the glass. Lasts substantially longer than hydrophobic.
Reserved for high-exposure or high-touch panes: oceanfront salt-blasted glass, pool-area railings, french doors with kids and dogs, slider panels in family rooms. We don't recommend ceramic on low-traffic interior glass — that's just paying more for protection the glass doesn't need.

Hard Water Stain Removal
For panes already showing hard-water cloudiness or mineral buildup, we offer a treated removal pass. Honest scope: we will significantly reduce the visible severity, but we do not guarantee 100% removal, and we cannot reverse etching that has already burned into the glass from years of buildup.
What it does: lifts most surface-level deposits, reduces cloudiness, restores visible clarity on glass that isn't permanently etched. Pairs well with Hydrophobic Saphir applied right after — once the buildup is removed, the protection prevents future re-deposits and slows the next round of staining.

Every add-on is optional. When you request a quote, your estimator walks the property with you and recommends only the enhancements that actually solve a problem you have. If something on this list doesn't fit your home, we'll tell you not to add it.
Add-ons can be bundled into a single visit or scheduled separately on a maintenance rhythm. Members on the Elite Club earn points on every add-on, just like the base service.
